In Massachusetts a landlord can ask for up to four payments before you move in. At Foster Place you pay the first month’s rent: no security deposit, no last month’s rent and no key fee.

If another apartment asks for a deposit

When you compare apartments, Massachusetts law gives tenants who pay a security deposit these protections. Ask for them in writing.

  1. A signed receipt when you pay the deposit, and within 30 days a second receipt with the name and location of the bank and the account number.
  2. A written statement of the apartment’s condition when you pay the deposit or within 10 days after the tenancy starts, whichever is later.
  3. The deposit kept in a separate, interest-bearing account at a bank in Massachusetts.
  4. Interest every year the deposit is held: 5% a year, or less if the bank paid less.
  5. The deposit returned within 30 days after the tenancy ends, minus only the deductions the law allows.
